Dont make this $25,000 mistake!

Hey guys it’s Edna Wilson, your hometown realtor as hometown as apple pie. Today we are going to be talking about the 25,000 mistake you can make. There is 3 of them if you’re looking to sell a house.

Number 1, for sale by owner. I know you think “I’ll save a lot of money if I don’t use a real estate agent”, but statistically you will actually sell your house seven to ten percent under value. Especially in today’s market, you need a lot of buyers to create a lot of craziness. That brings you the most bang for your buck. In fact I just sold a house just today at 25000 over asking. The market is insane.

Number 2, staging. You might not understand exactly what the things are you need to do, to bring the most buyers, to get you the most money for your house. That’s right we’re not talking about a full staging, but were talking about things like landscaping and how to declutter and things like that, that would bring buyers and say this house has a lot of value.

Lastly making sure you can read the offers. It could be a big, big money difference, You don’t really understand how to read the offers you’re getting on your property. That said, we look at a lot more than just the price. We look at who the lender is because that’s going to determine how quickly we get to the closing table and what type of strength that buyer has. Also what type of financing they do. When they’re doing FHA, VA, USDA, conventional, a 1031 exchange, all that makes a difference. Then were also looking at things like how much they’re putting in escrow. How good are they for the money and how much are they going to be able to meet any appraisal. Different things like that. All those things make a difference.

So don’t make a $25000 mistake and not listen to your house with a realtor. I know it sounds a little self promoting but hey its just the truth.
